A Bubba's 33 restaurant is one zoning approval away from a building permit in West Chester Township.
The Texas Roadhouse-owned sports bar chain is seeking final development plan approval for a 6,686-square-foot restaurant on 1.31 acres at 7248 Cabela Dr., according to the township's meeting agenda. The Zoning Commission will hear the application Monday, Oct. 19, at 6 p.m. at Township Hall, 9113 Cincinnati-Dayton Rd.
A final development plan is the last zoning step before a building permit can be issued in the township's planned unit development process. The application is listed under the Keefe Property as Case FDP 10-26-A.
Bubba's 33 is a burger-and-pizza sports bar with more than 50 locations nationally. Texas Roadhouse CEO Jerry Morgan described the concept as "burgers, pizzas, sports and rock and roll" in a July 2025 interview with Nation's Restaurant News.
The meeting agenda lists four other cases.
International Academy expansion
The International Academy of Cincinnati is requesting preliminary development plan approval to expand its campus across nine lots totaling 4.015 acres at 7590–7606 Tylers Place Blvd. The private school, which serves about 320 students in grades pre-K through 8, plans to use existing buildings and add two new play areas.
The academy's application first appeared on the Sept. 21 Zoning Commission agenda and was carried over to the current meeting.
Bel Haven Phase 8
Epcon Communities is seeking approval for four new single-family home lots on 4.27 acres at the corner of Beckett Rd. and Tylersville Rd. as part of Bel Haven Phase 8. The plan includes 2.34 acres of open space.
Bel Haven is an active-adult community where construction began in 2020. Homes are priced from the upper $500,000s, according to 55places.com.
Trustee zoning amendments
The West Chester Board of Trustees has also placed two items on the agenda: a text amendment and a map amendment to the 2025 West Chester Township Zoning Resolution. No details on the substance of those changes appear in the published agenda.
The Zoning Commission's next meeting is scheduled for Monday, Nov. 16, at 6 p.m.
